Family Lawyers and Judges Rely Upon Appraisals
Unfortunately, the custom among legal professionals and judges is to rely solely upon appraisals for valuation of the marital home when making property division. The family home is usually the most significant asset in divorce, often with significant debt.

One important thing to keep in mind is “The Lien Follows the Land”. It is not uncommon in divorces for one spouse to be subject to liens without the knowledge of the other spouse. Upon divorce, those liens stay with the marital home. Once the judge signs off on property division, it cannot be undone. Whichever spouse takes the house, takes the lien. Liens can be discovered prior to mediation.
